I can only share my experience in Eau Claire. It seems to be a buy and hold market first and then a fix and flip market. Omar, We can recommend some contractors in Eau Claire, depending on what kind of work you need done.  We'll be selling a place there in the next year or so (but not at a discount!!) :-)

Our daily deal recordings are great... You can actually hear the conversation between us and the sellers.  Daily Deal 10 is an example of a 30 day escrow period.

What works in all zip codes generally speaking is "driving for dollars". I did that prior to any yellow letter marketing I did. 

 In real estate, location,location, location is said to be key. 

In real estate marketing, it's test, test, test (marketing techniques that is.)

Yeah it seems from my experience which isn't much that the better deals on the MLS are getting scooped up pretty quick (as a wholesaler I like to use an out clause & many buyers are not). So then the choice is to wait 30 DOM but those aren't such good deals. Perhaps they aren't in the best neighborhood or seller won't sell for low enough price, etc.

Yes I agree the two main factors are 1. It needs work 2. Movtivated seller (needs to sell quick) 

AdWords sounds interesting. Would like to know more about it.

Remember that we don't get houses at a deep discount because the market sucks, we get the big discount because the HOUSE sucks. Meaning, it needs moderate to significant repairs, and the seller has no interest in investing in the house in order to sell it - and that is likely their fate if they try to sell on the MLS (retail). In addition, in our perfect deal, the seller is in a hurry often due to some impending financial thing - taxes, job loss, etc.

No one with a nice house who is not in a hurry is going to sell you a house at a 30% discount in Eau Claire.  Like Shaun above, we like direct mail (and AdWords) for finding those who need what you are offering - fast, cash, as-is.

Shaun thank you for the interesting reply and encouragement. 

The direct mail campaign sounds VERY interesting to me. I have the know-how from some training I just paid for (so this is their perspective). Guess I just need to implement. Sounds like you and some others as I'm reading through the posts have a lot of experience in this area. 

Thank you very much for reinforcing the direct mail campaign. Sounds like the bandit signs I've been putting out every weekend... just works. Although direct mail sounds a lot less time consuming. We were putting out 25 signs out in Eau Claire but the city inspector got after me so now we have switched to neighboring city of Chippewa Falls. Were only putting out  6 signs now (smaller area & less cash sold transactions)... which is a lot less time consuming.

Having said that, in terms of a best approach to marketing to motivated sellers in my opinion one of the best would be a good direct mail campaign. Why?
