How about Supply & Demand

say you have a car instead of a house

would you find the seller first or the buyer?

Scenario A: You find a SMOKIN' HOT deal on a House

- you advertise it via (craigslist, signs, newspaper & 10 people call you salivating

SOLD to the lady in the pretty black dress

B: You place a ghost ad on craigslist or do some networking & get a list of 20 buyers. Probably 2 buyers or so will be SERIOUS Cash Buyers

Then you get your Deeply discounted deal & present to your buyers

SOLD quickly cause you've lined up your buyers ahead of time, which is great cause your inspection period is running out and you were almost out of time.

So what's greater in your area Supply or Demand ?

If your deal is SIZZLIN' I think the buyers will crawl out of the woodwork begging to buy your property & perhaps your future properties.

If your deal is luke warm you may not have any buyers seriously interested in your Okay deal.

Do you have a lead sheet to gather information about the property : adress, why they're selling , how much they will sell for, etc.

Then do your homework. Determine the houses' value, ARV , repair cost, do you know how much you want for your fee (assuming you are wholesaling).

It helps if the seller is motivated (needs to sell fast) & the house needs repair & also helps if the house is vacant(although it don't have to be).

If the deal is at a good discounted price (does price meets your buyer's criteria)?

If so then I would get a contract signed w/seller. Then market to your buyers.

If you have interested buyer then you can do contract w/buyer.

Here is what I do:

Place ad on craigslist of the property.

Buyer responds asking for property address.

I respond saying lets get together at a cafe & I will show you more pics & video of the property (especially important as deal i have currently is occupied, so trying not to bother them). Now you can ask face-to-face questions. Get to know them. Relationships :)

Now if they decide to go Around you, you know who it is that is trying to spin circles on U. If it happens once shame on them :)

A screening process, yes... does it take time yes. Does it deter the kind of people that you don't want to work with & gravitate the kind you do want to work with to you, yes. Can it save time/help prevent problems like the one you mention down the road, YES.

I speak from experience having had a coach and paid $8500 but was reimbursed upon agreement if we successfully bought 2 multi-fam properties (which we got 5k back ...2,500/property).

1st) I would ask is the coach LOCAL to your area? (although not a necessity, this helps as they can coach you on things that actually WORK in your area..as some things work differently in different states, etc.)

2nd If you get coached from an out-of-towner remeber that some of the techniques may be universal & may not work well in your area. So you may want to trial and error to find what works and what don't work... Most likely you will have to at least tweak to customize to what will work well for you and your area.

Also you may consider creating a Mastermind Group as suggested in "Think n' Grow Rich" which can be as simple as selecting an imaginary council that possess attributes you admire. This can create consistent reinforcement (unlike some other people in your life.)

Cut out pics & put them on a board on a wall. Who would you select? Warren Buffet (he's good at investing), Donald Trump... If you get discouraged think about what they would do? They can empower you & challenge you to reach higher.

Here is how i found some of mine:

Look for bandit signs "we buy houses" ... these are wholesalers & they typically have 'Cash Buyers' ...you may have to split your fee w/them but if you take home some cash that is the goal is it not?

Go look at distressed houses (need tlc/handyman special) w/a realtor. I met a guy who was also looking @same house. This guy buys ALOT of houses for a woman who owns the houses. So the more you are out there doing...the more network you have opportunity to create.

How much did this cost you?

Perhaps you could start smaller to test different areas.

& then ramp it up.

Have you also considered driving for dollars?
