I work, invest and live in Southern Utah. Are you moving to St George?
As for your questions. A lot of questions unanswered like: management from a distance, do you like land lording, what are your long term goals, what kind or REI do you want to do, etc.
The last thing I want is leaky pipe 5 states away.

Rehab Question:
What do you do with a house that has tons of mice running around? Do you follow any specific "mediation" practices?
I understand the mice will leave after the home is gutted but I'm looking for best practices or "CYA" practices when flipping a house with a rodent problem?

What area are you looking at for a cabin in Utah? I know most the hot spots.
Have you looked at VRBO, airbnb, craigslist, or talked to vacation rental managers?
If your just starting out this is a tough space to play in. Very seasonal and like Travis said high PM fees.
I rented out a cabin for a time until it flipped "during the season" and it worked out good.
Bottom line if you do not have hard and fast numbers to work with... you are speculating NOT investing. Speculation can be risky business.

Darren in the beginning you have to "fake it till you make it"... a little. Be the boss, owner and remodeler. BUT also be humble and ask A LOT of questions. Contractor will appreciate honesty and "your hustle" and desire to do more deals and bring them work.
I want to be careful saying "fake it" because there is a balance between that and being a newby. But "if" you fully intend to buy and remodel a property then start getting bids, building relationships and start your business.
If you are just looking at Wholesaling then use your buyers list to help evaluate a property and DO NOT waist contractors time. The other investors will come and tell you costs and what they will pay (after you have a contract in place).
Figures for me in Southern Utah:
Paint: $2 a ft.
Carpet $14 a yd.
Granite $36 a ft
Sod $.25 cents a ft
Cabinets $50-$75 per box.
Tile is $4.50 a ft to lay plus purchase of the tile.
Labor, Demo, Cleaning, etc.
ADD 20% to the final number!!!!

Yes it's an MLM. And for that matter avoid MLM's.
As a former executive employee of this group you can PM me for details so I'm not accused of slander.
The best way to invest is learning and doing the investments yourself. You care more for your money than anyone else. Protect it!
No shortcuts guys... this "so called" system is full of holes and scary stuff for unsuspecting "hopeful investors".
Like most guru system... It's hype = avoid it... My personal opinion anyways.

I also run a lot of Radio... but that is spendy, spendy.
