Today from Realtor.com...

I found this interesting to see what markets are HOT for searches from overseas buyers.

Presumably cash buyers?

Hey Gary Parker yes a local SLREIA member does the [REMOVED] and from what I see he is still active...

I love, love, love my vanity number!!! I still have [REMOVED] from my investing days up north, only one letter to long. I have the number, website domains, car magnets, couple thousand flyers and maybe a few more things. If your interested make me an offer? I am certainly not using it down south. I bought the number from another investor 5-6 years ago for thousands of dollars.

Steven Hamilton II Every one loves to "pad their pockets" but winning in business is about creating win-win deals. As a realtor I have more tools that make me money on many sides.

Certainly I could pad my pockets but I'm building a business not just doing a deal, and sometimes listing a home is better for the seller and less money for me. Sometimes they need QUICK cash and we "pad our pockets".

Both sides of the coin are a payday. Not every seller wants top dollar, MANY sellers want the home sold FAST and a typical closing takes time and sometime money, money that some sellers do not have.

When you disclosure there is never a conflict of interest... see my disclosure above! What do you think about it?

Disclosure, Disclosure, Disclosure!!!

I am not sure about AZ realtor code of ethics but national boards would suggest DISCLOSURE!!!

Really there is no reason NOT to disclosure... unless your hiding something.

I ALWAY try to over disclosure.

When you meet with the seller for the first time I suggest saying something like... "Mr. selller I'm a real estate investor looking to buy your house, that is why I am here. But I'm also a licensed realtor. Right now I'm not looking to list your house I want to buy it. Maybe later we can discuss listing but right now I'm a investor buyer."

THEN... the funny thing is if you do not buy the house you can have the LISTING conversation or refer the property that you are not going to buy... a little extra CASH to the bottom line and DISCLOSURE!!!

Hope that helps!!!

Martin CS

I used [REMOVED] for a while and paid the couple hundred a month but I hated building someone else's brand and my area is small and much more connected. Like Rob Gillespie said... big companies can scare people and I totally agree.

Then I called my local number [REMOVED] and found the owner. I bought the number from them directly. That is the number I use today for radio and direct mail. I prefer to take a call LIVE if at all possible. My area does not like bandit signs at all, so I can not play that game.

My partner has used Ring Central and it is fantastic for tracking your marketing. I'm not that crazy about tracking every marketing dollar, just not my strength but VERY good advise!!!

I went the route of Vanity number and so far... NO COMPLAINTS!!! I get calls from sellers and people tell me... "I'm glad I remembered your number". I got a call yesterday from a guy that told his friend my number because it was easy to remember.

Think of vanity numbers and call and see if the owner is willing to sell... in the long run it is worth a few hundred or few thousand dollars.

I would rather pay $1,000 now then $250 a month for some of the "other vanity options".

Bottom line Vanity works!!! Second best is EASY to remember!!

I am NOT a fan of bandit signs with you "perfect phone number"... for a bandit sign I would go with 333-3333 or something like.

How are you finding the name(s) (beneficiaries) to make the offer to? I love the Priority Envelope idea.

Chad Bennett was running the UVREIA a few years back and it was good, not sure who is running things these days. Both REIA's are a great place to network. You can't go wrong!

Rachel,

Visit your local REIA in Salt Lake (SLREIA.com). You will find it a great place to network and connect with investors.
