Welcome to the community and congrats on taking some action towards your first investment property. What has you drawn towards AL currently and what are you goals to start off? If you haven't already I'd suggest finding an investor friendly realtor down in that area and start analyzing as many deals as possible to narrow down your market.

I'd recommend checking out investopedia.com if you haven't already. You'll find everything you need to know on there. Once you learn a new term, head to your favorite real estate listing site, find a house on the market and practice putting in the numbers.

First off, congrats on having a paid off rental property that is great!

Cash on cash return = net operating income (NOI)/total cash investment

Net operating income is your annual rental income - all operating expenses

You take your NOI before taxes and divide that by the amount of cash you invested and you will get your CoC.
