Maybe if you leave a note on the door or send her a letter, she'll be more likely to answer when you come by?

My husband and I are both attorneys that handle real estate title issues, and he is also a Realtor. So... lots of talk about real estate at our house - 24/7.

Is the additional 2 acres cleared? Your tenants might enjoy the space. Down the road, maybe you can build storage units or something.

I usually recommend that clients wait until the litigation period has passed before starting the quiet title action.

Hope this helps!

What state is this property in?

In Arkansas, the new owner would have a right to redeem the property after the tax sale, but simply buying the property before auction is not enough to "invalidate" the tax sale.

However, anyone can try to sue anybody for any reason. That doesn't mean they will win, but it is always a possibility that you would have to deal with them in court.

@Chris Sayadian - Your lien will likely be extinguished when the property is sold, unless you (or someone else) redeem the property within 10 days of the sale. I'd encourage you to contact an attorney right away.

Hi @Jill Curran - yes my firm does this.

We charge flat rate attorney fees, plus expenses. Not sure how many details I can give on here before my post gets deleted again for "self-promotion."

I may contact you when we visit NYC!!

Our firm handles the confirmation process (quiet title) for many tax deed properties in Arkansas.

Be sure to do your research before you bid or make an offer!

Try to learn what other parties may have an interest in the property, and whether their interest continues to stand after the redemption period has ended. (some do, some don't) Also, make sure to lay eyes on the property when possible. Many pictures are outdated and show a house on the land, when the house has since been razed.

If you are interested in tax delinquent properties in Arkansas, the Commissioner has listed the entire catalog online. You can see it here: http://www.cosl.org/catalog.aspx

Be sure to do your research before bidding, or submitting an offer!
