The tax sales in Arkansas are still underway! Just a few more weeks, though.

@Ken Madderra - You will need to prove to the Commissioner that you have some ownership interest in the property, while it's wrapped up in probate, etc. One popular way to do this is in Arkansas, is with an affidavit of heirship. You will want to speak with a local real estate attorney about this. Do not wait!  It takes time to get things sorted out and get the proper paperwork in order for the Commissioner.

I appreciate the tip about https://nreig.com/, as well!

I would love to hear from anyone who has filed a claim with them, as to whether they paid up quickly, had good service, etc.

@Mendy Dubov

What state are you looking in, for tax properties?

In Arkansas, the COSL website has a lot of good information. www.cosl.org.

I often meet with investors who want advice before these auctions, here in Arkansas. Maybe you can find an attorney in your area who is knowledgable about the tax deed process and can sit down to answer your questions before the auction.

@Rissa Collins Do you know if Lenders Title would be able to handle a closing online?

I remember reading an article recently about a title company completing its first "virtual" closing, but I cannot find it now.

You might want to try and make some of the Commissioner of State Land's tax auctions while you are traveling through Arkansas. He has some scheduled for the end of August that are in the northern part of the state. I don't know about fishing...but it is beautiful up there!

I didn't see what state you are in.

In Arkansas, you have to contact the Commissioner of State Lands to redeem the property. You do have to pay the taxes (and fees) - and the redemption property can take some time, so do not wait any longer. You might consider borrowing the money ASAP, if possible.

An LLC is generally a good idea.

Hey @Cameron Mehta - Did you pick this up from the COSL?

I was looking at a similar property that was listed for auction.
