I'd be anxious to hear what these title companies tell you, when you ask about the double closing.

Hi Jordan, welcome! We are also central Arkansas area, and are a retired military family.

I've had several real estate clients who are also military and buy houses in every location they've been stationed, then rent them out as they move on.

Would the 30 acres be appropriate for harvesting timber? That can be quite profitable, if so.

You may not be able to get title insurance from the title company. I would start by asking them if they would insure the property under those circumstances.

If not, you'll probably want to find a local real estate attorney to help you gain marketable title, if you decide to go ahead with the purchase.

Be sure to check out the Commissioner's tax auctions. They take place from March through September - with some really big ones over the next week or two.

I would recommend contacting a local real estate attorney.

Be sure to look into the tax delinquent properties in Arkansas. The Commissioner of State Lands has the entire auction catalog online. Auctions are held from April through September.
