I'm not sure what state you are in, but four years is not long enough to clear the title of a tax deed property in Arkansas. You'd still need to go through the quiet title action. Just an FYI.

Nevermind - I just re-read and saw that you are in Florida!!

A quiet title action usually takes about 6 months around here, but it can drag on longer depending on the court and any surprise answers from defendants.

@Yusef Griffin Welcome! Thank you for your service!

I agree that North Little Rock is a great area to start investing in. We live and work in Central Arkansas, so I am a bit biased.

I think the key is to screen tenants very carefully. If you get a tenant who makes a habit of not paying rent - they likely know how to game the system and can drag the eviction out for months.

Arkansas is considered "landlord friendly," but a number of individual judges are more "tenant friendly" when applying the law. Be sure to follow the eviction laws precisely, or the process can draw out for quite some time.

You will need to give proper notice and follow the procedures for eviction in Arkansas. It doesn't matter that they don't have a current lease.

What state are you looking at?

Tax sales in Arkansas are from March through September - so only a few more weeks. You can access the auction list online.

I was thrilled to hear this deep dive. I work with these tax delinquent properties, every day!
