Arkansas' tax deed properties are listed online. I'm not sure if this is the type of tax deed investing you are interested in learning more about.

This is a typical "well, it depends...." type of question. Without any more information than given in the question, I'd say - most government liens will remain in tact. However, this is not always the case. Please talk to a real estate attorney in the state where this property is located, so you can learn about your options.

If you are investing in Arkansas, you will probably want to connect with an attorney who is licensed in Arkansas so they can navigate the court system for you. Working with an attorney who specifically works with real estate investors would probably be your best bet. Many attorneys will do phone consults for out-of-state clients (at least, that is what we do.)

Asking for earnest money is not at all unreasonable (and a safer way to go). But, just an FYI - I do see plenty of deals take place here in Arkansas without the earnest money. So, don't be surprised if you come across that scenario.

I have many real estate investors as clients who buy properties sight unseen, here in Arkansas. Sometimes they connect  with a local person to take pictures, etc. Sometimes, they just do all the research online (and hope for the best?). 

I usually recommend getting someone local to at least put eyes on the property and take a picture or two. I have seen cases where a house shows up on the google earth pictures, only to find out later that the house is no longer there... razed by code enforcement.

I second the suggestion for Little Rock, Arkansas!  Lots of good investment opportunities.

I agree with the other posts. Hire an attorney in Alabama who is experienced in real estate, and especially tax sale properties. I do this same sort of law in Arkansas, and it does differ from traditional quiet title actions.

I am just starting to think about turnkeys, myself.
