Was reading that to paint inside a building built before 1978, you need to use a firm certified lead-safe by the EPA to do the job. What if I want to do it myself? What precautions should be taken?

The apartment does have lead certificates but I believe this is mostly done by covering lower 4 feet with paneling to cover up the paint. I want to paint over all walls.

Anyone else had problems with tenants leaving belongings in the hallways/stairways? Can this stuff be thrown out if they don't remove it when asked?

I can get you some pics. The beam is pretty good condition, not sure on the joist but don't think thry are cut in, I will have to check.

Are you talking about the staircases to thr units? There is one staircase on each end of the building and the beam.

So the best thing to do is like the other building? Lay concrete pads and use the jacks?

1. When I purchased the building the inspector told me that the beam was sagging and there were not enough support beams.

2. lally columns.

3. Believe it is just the first floor. 2nd and 3rd floors are OK.

4. Basement floor is dirt but pretty dry.

Old building 1890?

Post: Heating Options

Hello,

My rental property is in MA and it is still using gas on gas stoves to heat the units. It works fine but the problem is that they are no longer made and I have to either get serviced or buy a refurbished unit when there is a problem and they are expensive.

What are some of my options for replacing it? I can buy a new stove easy enough but what are my options for heating the unit now? I would like to start with the ground floor since that stove is ready to go.

Also, if you are in central MA and have any contacts for people who can do the job, let me know!

Thanks,

Dan

I have a three family rental unit with one unit per floor. The ground floor apartment's floor is warped and uneven due to the main support beam not having enough support columns.

What is the best and most cost effective way to add support to and lift up the main support beam?

In another unit of mine, I had guys lay two concrete pads and then jack it up with 30-ton jacks and eventually add a board between the raised beam and an existing column. The concrete actually started to get pushed into the ground.

Any suggestions?

Also if you are in central MA, know someone who can do the job?

Thanks,
Dan
