The apartments are small 2br, probably around 600 sqft. I have never heard of this kind of baseboard. What did it cost you? I am going to check it out.

Another option I am considering is leaving the gas/gas stove just for heat and put in a separate stove for cooking. The stove still heats but so old and dirty.

Do you have any experience w the Rinnai's? What is typical cost for a unit installed? I am gathering some quotes, would like to know what others are paying.

I called the agent for more information on the property and told her I was interested in making an offer. She said my offer would not really be considered if I had not seen the property first. I explained that I knew the area and I was interested as long as an inspection came back okay. She insisted I see the property first.

Any advice for making an offer on the first day of MLS listing? I usually make offers on properties that have been sitting a while. If one comes on at what I think is a good price, should I offer slightly less than asking price and make offer good for one day only?

Obviously I will appear too eager if I am bidding on first day.

Also I don't have time to see property before making my offer but I would be happy to pay that price if inspection checks out.

Good question. I'm not exactly sure and the people at the court are not very helpful and rude. The clerk I talked to said if I do not show for this date, the judge may overturn the default. I am wondering if i go tomorrow and it is not overturned, will the tenant get 10 days to appeal from tomorrow now??

The whole thing seems crazy to me.

Haha. Yeah, it is pretty bad. I was there from 9a-10a and no sign of her. No idea what time she got there.

The last time I was in court for an eviction, the tenant did the same thing. I was in the court room for dismissals and my case was about to dismissed and he came rolling into the courtroom at 10 and I ended up being there until 1 that day.

Also, do I look over financials before P&S is signed? I think seller has 14 days to provide the financials so I would want 3 weeks minimum from offer to p&S?
