What is your preferred source of heat for your apartments up here in the northeast?

Anyone use electric? Seems the easiest to install but electric bill may be through the roof?

I am currently using gas/gas stoves but want to replace.

Turns out the tenant was not actually in jail. I went last week and won the case by default when the tenant did not show up. Then, yesterday I get a call from the tenant. She says that she showed up late and they rescheduled hearing for Thursday! I thought this was very strange since I never got a phone call or anything in the mail from the court. So I called the court today and they say it is rescheduled for Thursday. I asked court clerk how come I never received any notice and she said "the tenant called you, didn't she?" I said yes, but what if she just decided not to call me, I would never have known.

So now I have to go back to court tomorrow during the snowstorm.

It is unbelievable to me that I work overnight, live an hour away and manage to get there on time and win by default and then this slug that lives 5 minutes away, has no job or committments, just strolls in when they feel like and now I have to go back in again. And the court doesn't even notify me!

What would happen if I had court to evict a tenant, they didn't show, I won by default, and then it turns out tenant is in jail?

Hey guys, was wondering if you could also help me out with a foundation question. The main support beam in each of my 3-family apartment buildings is sagging due to there not being the required amount of support beams. The first floor of the buildings is not level and sort of warped. The housing inspector gave me a violation on one of the buildings and I had it jacked up with two 30--ton jacks placed on concrete pads laid into the dirt floor of the basement. This raised it some but can't go higher and concrete has even started to sink into ground. Inspector has said issue is not resolved and floor not raised sufficiently.

What options do I have here to continue to raise it up?

If you're uncomfortable with writing it out to the agent's company (and I would be too), ask for a Title company that they will use, or choose one yourself. A Title company will have to be involved in the end to write up title insurance and other paperwork anyway. I'd rather deal with a Title company than going through some dispute with the listing broker. This is legal and will protect your interest in the transaction.

I doubt that's the reason for most buyers. The reason is quite simple: the listing agent will be more likely to "support" an offer when the listing agent is getting that additional commission (from the "double dip").

That is why I wanted to cut out the buyers' agent.

Yes, I have the state contract. In the blank there I was going to put the realty company of the listing agent which is also where I will make the check out too.

I want to do it without a buyer's agent.

Making my first purchase offer without using the assistance of a realtor. The listing agent told me the realty company to make the deposit check out to. How can I make sure this money is going to be handled properly and the name she gave me is not a made up company that she owns.
