I am in the do not pay off camp. Better to use the money and keep growing your cash flow.

Thank you. I have not had any problems with jamming and have been using them for over 2 years. I use the Tylo model or Juno(?). The Juno is better quality but costs a little more.

Lol about the coffee can of keys, that is what I am talking about.

Master Key system is good but can be expensive to set up and may require the help of a locksmith. The Smartkey locks I can do everything myself.

Post: Refinish pine floors or install 'Pergo" or laminate?

I recently refinished pine floors in some of my units and it looks great. The tenants all love it. $1.25/sq ft. I did have one unit where the wood was not in good condition with lots of nails, etc. and it did not look too good. I recently had a unit with wood like that and put laminate over it. Found some for $0.39/sq ft at lumber liquidators. Easy to put in and looks awesome. Lets see how it holds up.

It appears to cover everything but my personal belongings. I had my insurance guy check and he agreed. I can let you take a look if you want.

Anyone have experience with using ratio utility billing in MA? Seems legal. Here is a link I found: http://www.mass.gov/legis/bills/house/185/ht01pdf/ht01236.pdf

Can you use on of the approved ratios and do the billing yourself or do you need to have another company handle the billing?

Looking at a 7 unit property in which the apartments are not individually metered for gas or electric. There are 4 gas meters and 3 electric meters and the landlord pays all utilities. This is a major recurring expense so I am wondering about the cost to install individual meters for all the apartments so tenants can pay their own utilities.

Can anyone offer me a rough estimate on range of prices I would be looking at?
