Do other landlords have any way of leaving a key on property for vacant units so that service people can be let in without making the trip out myself to the property? How about those key lock boxes that realtors use? Anyone else do this?

Yep, use lock boxes when I need to do this. I have a couple in my tool box just for this purpose. I do recommend chaining the key inside the box. I've had contractors wander off the key and lock them inside the property.
