Anthony, where there is a will there's a way, I'm sure if you find an amazing deal you could find a lender willing to work with you if you search hard enough. Even if you can get a loan, I'd suggest you partner up with an experienced investor the first time out. Considering you are just starting out, you can not afford to have your first project go bad, you will make less money on the house but you will gain experience and be in a position to easily attract lenders on your second project. I am a fix and flip investor in the Bay Area and would be interested in projects in Sacramento. If you're interested in discussing further send me an email.

The Bay Area is a hot market, investors buy in all of the areas you mentioned and pretty much every where else in CA. Certain neighboorhoods are better for fix and flip others better for rentals. If you are intereseted in seeing where investors are buying you can pull a list of properties that were purchased for cash or buy a company. A title company can provide you with this information.

Hello, 

I didn't notice a difference with the various letters I sent,  just send postcards now. They are cheaper and if the person is really motivated they will call regardless of what you send.

Andrew, 

Not having capital or experience are challenges but both can be overcome with the right steps. If I were in your position I would focus on finding a solid deal and getting it under contract. Once you have the deal locked in you can present it to local flippers and see if they would be willing to partner up, you bring the deal, they bring the money and experience. You'll be splitting the profit but you'll be in the game and this is a much safer way to do your first flip. Given that you don't have  money for marketing you will need to focus on low/no-cost methods, you will find lots of ideas on this website. Good luck!

You don't need to have money for the deposit, you can have the end buyer put this in once you find him/her. 

If you can't find a buyer fast then it probably isn't a solid deal. If it were me I would try to negotiate a lower price. Regardless you should have out caluses in your contract if you do not find a buyer you can simply terminate the contract and walk away.

EMyth is on my list too! They just came out with an Emyth focused on Real Estate too. For RE books I suggest Gary Keller,  Millionaire Real Estate Investor. Another all around great book is the Compound Effect by Darren Hardy!
