The address is 654 E 89th St. I found out that it hit the MLS. Seller did not mention he was going to list it. Sorry about that.

I got a call from an out of state owner who wants to sell a house in Chicago, IL. He and I both live in the SF Bay Area. I am not familiar with this region so am reaching out to local flippers or buy and hold investors to see if they are interested. The building has two units. top level is a 3/1 the bottom is a studio, there is also a two car detached garage. The upper unit is rented for 770/month but according to the seller that is under market. The bottom unit is vacant. From the description I got, the house will need a full rehab. He is asking for 35K but said that he is willing to negotiate, he is motivated. If you are interested send me an email and we can discuss, I am hoping to get a referral fee if this is a deal that works for someone.

Chatham neighborhood, south side Chicago, fix and flip, wholesale, rental, buy and hold.

John, all of my flipping activities are conducted under an LLC. I do not have a business license, and never thought to until just now. I look forward to hearing what others have to say on this topic.

Hello Kyle, 

Yes, I purchase the leads for my mailers from Listsource. I mail absentee owners which is the most widely used list, I've had success with it though. I think a mail campaign is more about timing and consistency than anything else. You want to be the card/letter in their hand when they are ready to sell. You can create your own list from various sources and there would be less competition but it will take more work to track down the needed info. It's a give and take, the important thing is to get out there and start contacting sellers, you can refine your strategy along the way.
