I think you answered your own question, some sort of seller finance would be how I would proceed. If you take the project subject to, you would want to fix and flip or refi it after the first six  months. I don't think subject to would be the bes bet for long term financing.

Just spit-balling here, but you could create a side business where you work with investors to create commercials/videos for their businesses. Online marketing is becoming more important in this industry and video really helps. Aside from that you could get hired on with a property management company or become a Realtor, both would be very helpful for someone looking to invest in apartments. Good luck!

Hello, 

I got a lead on a mobile home through my website. It is not in my area and I do not work with this product. If you have any interest please reach out to me. The seller is motivated and I am sure there is a way to make money on it. 

It is located in the Friendly Village Modesto Carefree Mobile Home Park (2621 Prescott Rd. Modesto, CA 95350)

2 bed
2 bath
1,440 sqft Good condition Asking $15,000

Owner says that the park has a rule that the home needs to be owner occupied, so this would be a wholesale to an end buyer or something like that.

Hello, 

I'd suggest finding something online. Read through a few and pick out the parts that are important to you. Make sure you have something about late fees for non-payment of rent. And that if rent is not paid by a certain number of days after the first you will serve them with a notice to pay or quite.
