Cameron, I'd advise you be careful when mixing investing and family... You don't want to make a bad investment. If the house across the street sold for 75K why would you pay 110K for one that needs a lot of work (assuming the houses are comparable)? Do you plan to charge them $800 a month? That's less than a 1% return you can do much better than that on a rental property. 

If you are willing to make a sub-par investment in order to make your parents happy, I say go for it, no harm in that. But this doesn't sound like a situation where you can make them and your bank account happy.

Welcome Steven, great time to get into real estate. I'm from Vallejo as well, do a lot of my business there. I'm a Flipper but if I were gonna do rentals I would definitly go out of state. Lower cost to entry and the returns are much higher.

Hello Josh, 

Given that you have money but little time, I would suggest private money lending or multi-family. With that sort of capital you can purchase a complex large enough to have onsite property management. Either way, you'll need to do your homework.

That's a tough one for her. If he won't listen to logic, I'd have her seek the advise of an RE attorney.

Gary, this website is a great place for education, I am sure you will find plenty of articles, forums and investors on the subject. Also check out local real estate investing meetings and ask around to find the multi-family investors, offer to buy them lunch or provide some other value.

Lekisha, we need a little more information than that to let you know. What do you think it will sell for once fixed up? How much do you think it will take to rehab it? Once you know those two items you can determine how much you can pay for it. If you are able to get it for that price or lower, it's a good deal.
