If they are unwilling to go as low as your cash offer you can inquire about seller financing. If it were me I would increse the offer by the amount of money I am saving plus a little more since I have less capital at risk. You would need to determine how much your hard money costs are then add that amount to your offer plus whatever you feel is fair for allowing you to do a deal with less capital. 

If neither of these options work, I offer to list it as an agent.

Hello Nelly, 

I use listsource and mail to absentee owenrs. The filters I use are: 

50-100% equity

mortgage origination date older than 5 yrs

non-owner occupied

no corp or trust 

some sore city, county or zip code criteria. 

Hope this helps. The key is to mail the list 6 time over the course of a year.

There should be a document titled Petition for Probate in the file. Check the line for real property if there is an amount recorded there you know they have real estate. You will also find the name of the deceased, the executor and the executor's address. You can use this info to send a letter.
