Hey James!

If the electrical is not grounded I will have that done when rehabbing a house. I have sold homes without upgrading from wall heaters to central heat/air, but it is a nice upgrade and in the areas you are talking about the buyers will expect it in a rehabbed home. It is an additional cost but you'll make it back and it will help your house sell faster. 

Also, make sure you use some sort of geographical reference so that local investors are notified of your posts and can jump in. I only saw this because I happed to be on the discussion board.

Hello BP, 

I am an active rehabber in the Bay Area, Sacramento and Stockton. I do a fair amount of marketing and sometimes encounter sellers that aren't willing to sell for as low as I need them to. I would like to turn these leads into deals for you! If you are a buyer that is happy to purchase properties at 80% of ARV or greater send me your info.

I know there are a lots of ways to invest in Real Estate, many of which do not require a steep discount up front.
