Hi, it depends on where you would like to purchase and/or live. If you could qualify for an FHA loan, I would advise to go that way. you may want to use some of your cash to refurbish the units. FHA loans provide the option to buy with little down and can only be used for one purchase, unless you can show just cause as to why you would want to sell or move from that property. Usually needs to be an upgrade

Was the house built on the existing foundation of an older home or is was the home built newly? If not on an existing foundation then you can pass on the sweep, if on an existing foundation than I would most definitely do a sweep. You wouldn't have any way of knowing how the original home was heated. You can pull an OPRA on the property that might provide some additional insights as to what was previously there.

What part of Jersey is it in?

I think the "greys" are a definite time stamp and a "me too" color. I would pick something else that makes a statement. I personally am tired of seeing it and everyone home is starting to look the same.  Time to change it up a bit!!!

Hi Kyle, with the market as tight as it is in your area I would recommend branching out a bit further west or looking for funding options to make up the difference in purchase price.

I don't know have experience with closing without in any town in the area.  You can check with the town and ask hypothetically, but I would venture to say that the closing will not commence. 

In every instance where the CO had not been obtained, closing was delayed.  The attorney or the title company flags it and wont transfer title.

MFs are far and few between in Morris County as well.  If they hit the market you can expect to battle many others for the same property.  How are you going about finding your properties? Low inventory is causing bidding wars all round.  You need to strike before anyone else is conscious of what's happening around them.
