I would most definitely get a written agreement from them outlining your compensation should you secure a buyer for them.  Bringing all investors together at one time may be a bit risky for you should they decide to network and put deals together without you.  I would treat each of your investors as a single buyer and introduce them to the properties one by one.

Do you have buyer agency agreements in NY? If not I would also put something together in writing for the investors that you bring in as potential buyers so you protect yourself on that end as well.
