You may want to consider doing a short term rental.  There are many people looking for 3-6 month rentals that aren't easy to come by.  If you were to do a short term, you could then put it on the market in January or Febuary, while the tenant is still in the property, to secure a buyer and still collect income at the same time.  You would need to add an addendum to the lease stating that the tenant would need to cooperate with showings and once an offer was obtained, they could get 60 day notice to terminate the lease. Early winter inventory is low and those out looking are serious buyers, so this is a great time to list.  I always try to encourage my clients not to wait for spring market and to list in the winter.  If you need help with a rental price, let me know for I am a few towns over in Montville.

There's a great store up my way which wouldn't be too far of a ride, but there may be one closer to you. Check out www.flooranddecor.com and see if there's a closer location.  You can build "stock" rooms should you want to use the design over again in another house.

Since i am a realtor, i can speak to the commission part.  The split is what the selling brokerage will pay out to the buyer's brokerage for procuring a buyer.  The commission is paid by the seller.  There are times if you are buying through auction that the buyer may be asked to pay a percentage (1%-5%) of the commission as well.  If you are looking at buying and holding, rental commissions which are usually 1 month or 10% of the annual rent are paid by either the landlord, tenant or split between the two.  Who pays will be determined by inventory, area and competition.  Let me know if you have any other questions on this.

@sal marone @shanel wiggins  I use Jason Caro at Foundation Title.  If you would like his phone number, pm me and I will send it to you.  I've come to learn that everybody has a "special requirement" when it comes to everything, that is why I asked.  (ie, location, language, etc)

@John Kent  that still doesn't answer the question.  do you need a broker's license in order to be a property manager???

Brokers or sales person/realtor?  The answers aren't clear and are conflicting.  thanks!!
