When you are driving around, take note of all of the flip and spec build construction sites that you see.

When you get back to your laptop, you should be able to look up the permit on the project. The permit will tell you the owner of the property, and the contractor doing the work.

From there you can search their name on google and give them a call to introduce yourself. 

"Hey I am a new to the area, I'm a realtor, I saw you had a project on 5th Street... I'm trying to connect with local investors and contractors"

Maybe try to look up one or more of her current students and interview them. As I stated, my thoughts are if you are only getting access to a library of info, why pay $20 grand for it???

 Hi Tommie, My personal opinion is that she is charging a great deal of money for a self taught class. You do have some interaction via FB yet you can save yourself a ton of money teaching yourself on here, BP. I have been exploring a great deal of programs since i completed here 7 day course a couple of months ago and so far, everyone that I have looked into is either ridiculously expensive or is ridiculously expensive for a self taught course. If I'm going to pay for a mentorship program, I would like an actual mentor, not a library of documents to teach myself.

@Greta Hendricks Tresa offers a 7 day course which provides a lot of info for $47. If you want to join her mentorship program it is just under  $20k

That can become a nuisance once you are already in a property. I've had clients go for that option on new construction that they bought for an investment property and it cost them months of rent since the tenants had to vacate the property or be extremely inconvenienced. To each their own though

 There are several items that should be disclosed such as if the house was completely built on a new foundation or some part of an existing one. If any existing walls were left for construction, if there was a previous house in which you might need to test for a previous underground tank, septic or well. I advise all of my clients do a home inspection on new construction as well to protect themselves for shoddy work.

Sarah, I too took her 7 day masterclass and she did offer some great information. I have 2 concerns with her program. First and foremost is the cost of it. For $20k you are paying to get access to her online library so you are basically teaching yourself. There are coaches calls that can have approx 200 people in them, so there isn't direct contact with a live person. Also, Tresa started her business with 2 mentors. She didn't do it blindly, she had both of her sons to teach her and guide her through all that she initially tackled. I'm still searching for another way of learning without being taken to the bank. BP has a LOT of information for you to read yourself, as you would in her "mentorship" program.  I'm hoping to find a mentor that would like to help pay it forward vs emptying my wallet. Hope this helps.

 Teri, I am a realtor so I screen a LOT of applicants for my investors. I am a good judge of character and can weed out a lot of potentially bad tenants. Sure there are companies that can do that for you yet are they more interested in filling the vacancy or providing you with the best tenant? I'd rather my clients wait a little longer for the ideal tenant rather than put someone in there quickly to cause them upset.
