@Amit Desai  Are you communicating your expectations upfront? If you don't properly vet who you are looking to work with, then there will be undelivered expectations every time. A win-win relationship needs open and honest communication.

Hi Amit, you have a lot of great questions.

1. What are you looking for from an agent? What do you need from them?

2.  Once you figure out what part of Jersey you want to focus on, look check BP to see which realtors services those areas. With regards to contractors, you could start driving around looking for who is doing work in that area. As with any relationship, you will have to speak to people to see who you jive with. Once you find a few contractors that you are comfortable with, look up their reviews and ask for references that you can speak to.

Hi, I am newly starting out with investing and am looking for attorneys and title companies that work with wholesalers. I need both to aid in hopefully my first wholesale properties.

Also, if anyone can advise as to marketing pieces for drop off and/or mailing to potential sellers, that would be most appreciated.

congratulations!!!  the market is insane in this area so that fact that you secured anything with a positive cash flow is outstanding!!!! keep my info should you need assistance with finding a new tenant once the current lease is up. You may even be able to increase the rent!  yay for you on your first purchase!!!!

If you plan on occupying the property, you can advise of such and give them ample amount of time, usually 60 days, to find new living quarters.

@Lydia R. You are 100% correct. I do not trust these people one bit and was posting to see if anyone had any deeper insights into them. I would love to have a conversation with you for I do have a few questions. I just signed up for BP's first time investor program. I'm very excited to get started.
