An extra bedroom is a great idea if you can add a bath somewhere as well.  Can you use a portion of that space to add even a half bath?  Most people looking for a 4 br are doing so because of the number of people in the household.  With that being said, one bath generally doesn't cut it for them. See what you can do to manage an additional bath of any size.

You have up to 30 days after they vacate the property to return their security deposit.  You can do a preliminary walk-thru if you want but you definitely need to do one after the unit is vacant.  If there are repairs necessary, obtain estimates for this work so that you can justify why their deposit is not being returned in full god forbid you need to defend yourself.  I would also suggest that you compile a handwritten list of any repairs and have the tenant walk thru with you to acknowledge such issues occur to help eliminate any nonsense later with them stating that the unit was in a different condition when the vacated.  CYA my friend for Jersey laws protect the tenant.

I agree with Ron.  We do not have an issue in this area with sellers accepting a 203k loan.

you do not need an attorney as you have already seen.  do you need a lender to talk to about the refi?  if so, let me know for a have a couple of good ones that i use all the time, along with a great title company.

you can look up housing partnership of nj and find an office nearest to you.  i do a lot of work with the morris county office but that wont help you.  you can always reach out to them to direct you to an office nearest to you,  some of the lenders that they are affiliated with have a matching grant program.  you need to complete a home owners workshop given by the housing partnership and then they can help direct you to a lender, if you qualify, to start your program.  9736599222 is the number for the Dover office.  Reach out to them and ask them where the nearest office is to you.  Schedule an appointment with your office to find out how they can help.  good luck!

Hi Alex, you may want to visit the housing partnership of nj to look into some of their programs that they offer for first time home buyers.  There are some matching grant programs that some of the lenders offer, but these are all contingent on when you are looking to move.  The minimum program requires 10 months of savings but you may qualify for a grant from the partnership based on your income.  I've helped a lot of first time home buyers go through this program.  Let me know if I can be of any more help.

Morristown is a hot market, especially for multi-families for they don't come up too often and the rents are high due to the location.  Hopatcong rents are on the lower side but so are the purchase prices and isn't as hot of a market. I'd be happy to help you evaluate the areas when you are ready.
