What's up Darin. My best advice would be to start and don't stop. You're going to be hopelessly confused when you first start off, especially in an industry like real estate, but the important thing is that you educate yourself just enough to get out there, take action and find answers. What's up Ross. It's dope to have you on the site. If you have little to no capital, you might want to look into wholesaling. Certainly not an easy business to get into but you honestly don't need that much money to get your first deal closed. You'll need money for marketing in order to find the deal and stuff like that but you can get away with putting no money (or like $10) down on the contract.

If you make enough profit on the first deal that you can afford all of the fees that come along with formin an LLC then sure, might as well get it out of the way. If not, doing 2 or 3 deals and then deciding to get an LLC would be just as fine. Hope this helps.

Forget about all that LLC stuff if you're just starting out. Figure how to get the phone ringing with consistent motivated seller leads. Your deal pipeline is the absolute base of your business so focus on marketing first and get a deal done. All that other stuff can come later.

The second set of photos definitely shows the home off the best. Clearly better lighting and overall quality. 

 I'm also a big believer in having the highest possible quality when it comes to putting out photos/videos, especially when you're selling something special like a home. YouTube has been a great platform for me to self-promote as well as market my properties in a unique way. Thanks for the post!!

I'm not in the area but honestly, I'm a 19-year-old girl and I've learned that if you just walk in super confident, they won't second guess you. Works like a charm haha
