Hey everyone,

I took the plunge. After almost a year of planning, I decided to step my game up and start my YouTube channel in an attempt to document my real estate career. This was probably one of the hardest things I've ever had to jump into. It wasn't so much about the technicalities of the channel as it was putting myself out on the internet like that.  Since it's my summer break for college I'll be dedicating most of my time to wholesaling/posting videos. The real trick is when I go back to school and I try to manage all of that plus college.

But I must say, the BP community does an amazing job of motivating me. I've made a promise to myself that I have to spend at least 30 minutes on BiggerPockets every single morning. I officially put it on my list haha. Reading all of the articles, blogs, forums, etc. has been HUGE to my real estate education. Not to mention listening to the incredibly educational and frankly, badass podcasts! 

With that being said, I just wanted to say THANK YOU! I've made a life goal to try and read every single post on this site. Probably not possible but that's okay haha. 

I'll be looking forward to being more active on BP, talk to you guys later!

First and foremost thank you for taking the time to write this book. There was SO much detail and it must've been tedious to write at times. I will be reading it for the third time since there's so much information but it has given me the confidence to transition from wholesaling to flipping. Thanks again!

I personally got mine from 1-800 Accountant. Your state will have a set price for how much it will cost to register for an LLC and there's not much you can really do about that price. Every state is different though so your state might be cheaper than others. Hope this helped!

Hi everyone!!

I have a question targeted towards investors utilizing social media marketing. Does your online presence actually bring you motivated seller leads? As opposed to, for example, direct mail marketing or bandit signs. I'm in the Western Massachusetts market and I've been really trying to step my game up when it comes to my companies online presence. How much has social media impacted your wholesaling/rehabbing/rental investment business? Looking forward to hearing your thoughts!

Hi everyone,

I invest in the Syracuse market and after 3 direct mail campaigns, I've thrown out so many leads due to the fact that they are on the southside, westside, and some on the north side. For those of you who don't know Syracuse, those areas are considered ghetto. But now that I'm thinking about it, maybe they're not throw away leads. I mean a lot of these landlords who own properties in the ghetto are very motivated to get rid of their properties meaning that I could get them under contract for pretty cheap. With that said, the rental rates would be pretty decent. Does anyone specialize in investing in the less-than-nice neighborhoods in their city? I'd love to hear some success/nightmare stories. Thanks!

Hi BP!

I'm very excited to say that I am highly considering making an offer on my first deal! Now why aren't I making the offer quite just yet? Mostly because the house is on the market for around $30,000 (I'll be offering lower than that but you get the idea) but it's a COMPLETE JUNKER. I mean it's got huge potential but it needs A LOT of work. I'm talking a complete rehab/renovation. I'm hesitant to get it under contract because I'm afraid that when I market it, it's going to be too damaged for anyone to actually consider it. I'm not sure maybe I'm just being a little anxious but so far I haven't found any cash buyers that are interested in completely rehabbing houses in the Miami area. 

Am I just suffering from paralysis of analysis or should I actually be concerned with this property?

Alright so I've been slaving away for the past week or so trying to find discounted properties in the Miami-Dade County area and I realized that I had to sort of change my mindset about the pricing of the properties. Since I am just starting out, I wanted to find properties that ranged from $50,000-$100,000 in the area. After several days of tirelessly searching over the web...that is near to impossible in Miami unless you want a house in the ghetto (which is obviously not what I'm going for). So now instead of that $50,000 range, I'll probably be looking for properties near $120,000-$200,000. Not ideal for my first wholesale deal but I guess I have to go where the market takes me. 

Just thought I'd share a piece of my journey with you all...Thank you for taking the time to read it and any tips/comments would be greatly appreciated!!
