Post: How to level uneven floors

Honestly, every time I visit a property with uneven floors I usually pass it up. Just my opinion but unless it's in an amazing location or has some extra amazing feature, the money, time, and energy it would take to get a construction crew to level the floor is not something I want on my plate especially if the return isn't going to be that significant.

Hey Deanna, welcome to BP!! I also got into real estate investing for that same reason....I'm super intrigued to get into the architecture/design of residential/commercial properties. My best advice would be to start reading as much as you can about your different options. Before you can get on to the cool stuff, it's important to build a basis in investing knowledge and building a successful business in general. Just my personal opinion but I hope it helps!!

You could try and use one of those people search websites like Spokeo.com or something. Not sure is Spokeo is the best possible option but that's a good place to start. One tip I'd say about beginning wholesaling is to solely focus on your marketing. Without a consistent flow of motivated seller leads, you don't have a business. Forget about all of the website and LLC decorations, just focus on getting your first deal close and then worry about all of that other stuff later!

Listsource.com is a good place to start. If you buy a list, you'll get the property and mailing address depending on the list you select. You can also collect addresses through methods like driving for dollars, probate, etc. Hope this helps!

Yes, it would be a waste of time to send to some of these LLC's as they are most likely investment companies who own property aka not desperate to sell. Not to say that it's impossible, though. I've definitely heard of investors capitalizing off of investment companies needing to sell off some of their properties quickly to unlock some cash.

I would stay away from all the LLC's. Only mail to actual homeowners, you'll have a much higher chance at finding true motivated sellers.

What's up everyone,

I've been trying to print my first batch of postcards for my direct mail campaign and my printer is screwing me over big time. I already have the postcard paper I just need an industrial printer to print it out. Does anybody know of any commercial service/store I could go to, other than Staples, that will print for you if you bring them paper? It's okay if it's not free. At this point, I'll go to any service just so I can get this batch done. Definitely a lesson for next time.

As a 19 year old, I'm definitely glad I read this. It's hard to keep all of these tips in mind all of the time but it's definitely a good reminder of what it truly means to live a happy life and feel fulfilled. Thanks for the post!

You also might want to consider starting a few social media pages. Building up these pages definitely takes time, effort, and consistency but if you have enough followers/views you can begin monetizing your pages and that will bring you in an additional stream of income. Just something to think about...
