what's up omar, i'm in college as well. i've done ok balancing REI and class so far, but just know that it can be very stressful. if you want to take this seriously and you're willing to work, it will be worth it. hope this offers some encouragement.

completely agree with Seth . reputation is everything in this business so if you're going to co-wholesale make sure all parties know what the deal is. disclosure is everything. @Seth Myers you have an awesome name by the way hahaha

awesome message... sometimes it's hard to remember quotes like that in the heat of everyday life but i completely agree that focusing on the process as opposed to the results is the best chance you have at success. i'm not quite in my 20's yet (19) but I'll definitely be subscribing to your channel...my channel name is The Investor Diaries so once I subscribe you'll know it's me haha. definitely glad i'm adding more young real estate entrepreneurs to my network.

I actually just sat through my first mold inspection and the main thing I learned from it is that you need to make sure that the person doing the mold inspection actually knows what they're doing. We had 2 contractors look at this specific property and one of them said that the mold (mainly in the basement and attic) would need a standard removal plus a coat of this special mold propellent paint (idk if its paint but its some sort of material that prevents mold). The other contractor, however, said that the buyer needs to completely demo the basement, remove walls, scrape all the areas, and basically make an entire mess of everything for like double the price. If you truly have no idea what to do with the mold problem, find somebody who DOES and who you can trust. It can be very expensive or it can be no big deal at all (still going to cost you). If I were you I would get quotes from 3 inspectors and look for differences/similarities in their reports and prices. Hope this helps!!

What's up Chris. I'm also a college student balancing investing on the side. While its challenging to think about how you're going to break into real estate investing with little to no money,   you really don't need that much money to get started (it also depends what you're doing). If I were you I would try and start wholesaling real estate and use the money you have in your account to pay for the marketing. You don't really need money for the wholesale deals themselves but you will need to spend money on marketing so motivated sellers will actually start calling you. Just a thought...let me know how you make out!

I agree with @Greg Carrier . Do you absolutely need the MLS? No. BUT I will say that the MLS is the most accurate service when it comes to home values, recent sales, etc. and if you're serious about building a real estate business the MLS is definitely something you'll want/need access to. Either get a license or find an investor friendly agent that can help you out! Hope this helps.
