On April 4th, 2007, just one day after his 40th birthday, Craig was laid-off from his 6-figure per year I.T. Security job. Luckily, for him and his family, Craig already had a back-up plan; Real Estate Investing!

Since then he’s flipped close to 500 houses in the Baltimore Metro area, as well as Phoenix AZ, Indianapolis, and Florida.

Craig is a real estate investor, author, speaker and coach. He has a deep passion for people and those seeking to live more meaningful and more fulfilling lives. When Craig is not out changing lives, he can be found at his home in Maryland, with his wife Tracy and his two kids;
Jake and Brooke.

Anyone who knows Craig also knows his wife and kids are the most important thing in his life. Craig is also a competitive shooter, active in 3-gun competitions as well as USPSA steel shooting. He also sings in worship groups at his Church, and serves on several committees at
his kids’ school.

We have an awesome guest speaker for you all this month! Ray Agliata is the owner of Cornerstone Property Services. Anyone involved in real estate investing knows that maintenance can sometimes be the most difficult part of owning rental properties. Learn how Ray was able to build up a successful maintenance company with about 30 hardworking, trustworthy technicians!

Ray has spent the last 20 years working in various industries in managerial positions. He is an entrepreneur, and has had tremendous success building startups from scratch and growing small companies.

Ray's industry experiences vary greatly, and include surety insurance, real estate, retail, restaurants, and field service management.

His specialty is to grow and develop a company through the implementation of systems as well as strong, hands on managerial style. Ray likes to fix what’s broken, exploit what works, and implement what is needed, in order to grow a company into a successful business venture.

Ray's strengths are in daily operations, in the COO role, including business planning and strategy, marketing and sales, risk assessment, as well as P&L and forecasting. He has a very strong attention to detail, and can work hands on with any level of management or staff. His experience in management includes; multi-unit management, field management, as well as management of staff and sub-contractors in multiple states.

Outside of work his passion lies in helping others and giving back to the community.He has proudly served on the board of directors for Anchor House, as well as Allies. Both are non profit organizations. He is also a youth sports coach and plays a pretty mean guitar.

Real Estate Investing is a capital intensive business... and cashflow is king for both buy/hold investors and buy/fix/sell "flippers" turning ugly houses into hot properties everyone's fighting for on the retail market. There needs to be "deep pockets" somewhere in the equation... be it the bank's, lenders, your own cash, or credit.

When you grow your business, this need for capital (and the supplies you purchase with it) compounds and the amount of cash flowing in and out go's with it! Often times investors will leverage their personal credit cards and lines of credit to cover many of the expenses, such as supplies for projects, and this can have a negative effect on their personal credit rating, and potentially put them at risk!

Pawl Good is an uncompromisingly optimistic and always positive Lehigh Valley Real Estate Investor who took the full time plunge just two and half years ago. Pawl has been buying houses and apartments here for over six years. After having spent 15 years in the Logistics & Supply Chain industry he traded in his business suites and frequent flyer miles for something closer to his heart, real estate. Post: Acquiring Properties with NO Money AND NO Credit- Vinnie Craven

We are extremely excited about this months guest speaker! Vinnie has been in the Real Estate game for the past 30 years. During this time, he has pretty much done everything in the game...buy and hold, flip and build. So, he can speak intelligently on all of these subjects because he has used every method in the book to do it. He started purchasing Real Estate in his early 20’s and he did it all with Creative Financing. “Contract for Deed” was his “Go To” method.

Using this method, he was able to acquire well over 150 units all with NO
MONEY and NO CREDIT! MOST people will call Bull**** on this but come listen and judge for yourself. Within a 3-year period he became one of the largest landlord owners of Section 8 homes in Norristown, Pa. This method still works to this day and Vinnie will be giving us a show on how you can do the same along with other methods of using Contract for Deed. This is NOT only good to use for Section 8 cash flowing properties but you can buy nicer homes too and he will show you how.

Most people have never heard of this let alone use it and I am not talking about the student/investors, I am talking about the so-called guru teachers out there.

To make matters better, he also owned his own mortgage company for over 25 years and has built many multi-million-dollar spec homes so you can see how much experience and contacts his has.

HAVE NEVER HEARD AND ARE BLOWN AWAY WHEN THEY HEAR IT! The
most response he hears is that “Damn my head was spinning all night long thinking about it!”

I met Darren Smith 4 years ago when he was just starting to build a wholesaling operation in Denver, CO (where he lived at the time). Since then, he's grown it to a well oiled machine that he runs remotely from PA (and believe me, it was not all sunshine and lollipops along the way!), and in 2019 he entered into the commercial real estate investing journey with a 23,000 SF property that is only 13 years old and has a 10 year lease with a government tenant! On top of all that, he is genuinely just an amazing human being. Come listen to his story - if it doesn't inspire you to do new things in 2020, nothing will!
