The home could be tied up in bankruptcy!!! We have a house on our street in the same situation. In our case the HO filed bankruptcy and walked away from the house. IDK but this might have the property tied up in the courts.

J Scott you make a great point about who the end buyer is, that had not crossed my mind as I was only considering other rehabbers. This opens up a whole other market potential.

Thank you Bill. Yes I would open a checking account with them also. I had not thought of short term loans. My idea is to use this to rehab properties with as a secured loan to build a long term relationship for bigger things down the road.

I am looking to build a relationship with a small local bank in my area and am wondering if this would be beneficial?

I take $50k and put it into a CD and open a line of credit against it.
Do you think that would help build a banking relationship for future REI needs down the road.

What would you do?

Rolanda Eldridge The inventory has taken a hard hit here in Houston from the Hedge Funds buying up the REOs. They are getting the properties from sources before they are even put on the market for other investors to purchase. I have a RE friend that every REO she gets they buy.

There are deals still to be had but you will have to work harder to get them
