@Ann I have learned from the many post from Bill his sense of humor! He is a great contributor to BP as are many of the regulars. I can say I have learned a lot from the seasoned investors here and am very glad I stumbled upon BP

I have learned from this post what I need to do to consider my search for short term financial assistance.

Again I thank everyone for their input!

Jeff S Thank you for your perspective on this. I like the idea of spending time driving around looking at properties together and getting to know one another on a more personal level.

Thank you all for your input. I have a much better understanding of what PM/HM lenders expect to see.

I have not seen anything about this on their website? Does anyone have a link they can share to get to this information?

Bill Gulley I understand what you are saying. Guess I should have listed it as PM/HM.

I have seen some deal where they took an excel spreadsheet and put property pictures, the financial info concerning the purchase $, estimated rehab $, etc. to present to a lender. (a formal report for lack of a better description)

First off this is not a solicitation for a loan!

I am new to REI and wanting to know what information a Private Money lender wants to see to determine if they would be interested in loaning the funds.

Thank you for your input.
