Brandon Malone Our experience over the past few years is that it has become harder and harder to get homeowner participation in the annual meetings. We have not been able to get the required participation to even have elections for the board positions. Additionally new laws in Texas have made it much harder and more costly to "go after" non-compliant homeowners. HOA's have their pros and cons. Personally i would look at the age of the neighborhood and the current condition overall and use that as my basis in determining whether I would invest there or not.

Why doesn't the HOA have any powers? I serve on our HOA and we are diligent with such matters.

My ultimate goal is to work towards a small portfolio of rental properties for the cash flow. I am looking at wholesale, REO and rehab to build up my funds to start purchasing to hold. I have my first property I am working to try and put all the pieces together on to rehab and flip. It is a 3/2 1700 sq ft SFH with an ARV of ~ 100k, looking to purchase for 30k and rough estimate of repairs of 25 - 30k. Am looking for funding now to work the deal.
