So I have a gentleman who is a friend of mine looking for a 50% cash out of properties he owns in Santa Barbara. His brother wants out of the properties and is going to force sale if he cant buy him out.

Two 4-plexs and a 3/2 SFR on same lot.

2/1.5 SFR in San Roque

He is Looking for 3.5% on a 50% Loan to value.

Thoughts? Opinions?

Rick Harmon What a great post! Yes i am finding it hard to find motivated sellers in the Santa Barbara/Goleta area. Santa Maria hasn't done much for me either but i just started marketing there. I was looking into Kern County and other areas where I might have better success. My question is when do I stop beating the dead horse? I have only mailed to my two lists once each.... I've heard most business comes after the first 3 mailings. hmmmmmm. My target market is motivated sellers ( haha ohhhh the irony now when I say that cause there isnt any here ) getting the house under contract then assigning my contract to an end buyer who is a cash buyer rehabber.

As far as reworking my business model I only intended to wholesale locally to get capitol for buy and hold/cash flow properties out of state. I have my areas picked out already and I am working the foreclosure/reo/mls angles with a realtor that I've been working with in the area.

Update: I met with Jack and wife who are motivated but not until December. Their problem is that they want to go into an assisted living home soon but they want to spend one more Christmas in their home. I did a walk through of the house and heard tons of awesome stories about the house and their lives. Such awesome people. I hope that come December they call me !

They have a Variable mortgage rate (rising rates not good for them)
