Thanks Chris and Ned for your replies. Great advice that I will defiantly be using. It is quite an expensive part of the country and with my limited funds (in comparison to home prices the 20% down can be quite a large amount) I will have to be creative and very informed. Pleasure to meet you gentlemen and thanks for your replies/advice and anymore information that can be provided would be greatly appreciated.

Hello everyone ! My name is Tony Im 26 years old from Santa Barbara Ca. Im eager to learn all that I can in preparation for my first investment. Im not looking to all of a sudden become a millionaire like everyone else who is trying to get rich quick. Im simply (easier said that done) looking to increase my monthly cash flow by acquiring rental properties all around the continental United States. Just wanted to say hello and introduce myself. Time to get to work! Let me know if there are any mentors out there who are close to me or willing to chat.
