A friend needs help

So I have a gentleman who is a friend of mine looking for a 50% cash out of properties he owns in Santa Barbara. His brother wants out of the properties and is going to force sale if he cant buy him out.

Two 4-plexs and a 3/2 SFR on same lot.

2/1.5 SFR in San Roque

He is Looking for 3.5% on a 50% Loan to value.
