Normally 5 to 6,  some days I do naps for 10 minutes,  that really help me to bring my energy up a lot

Investor Friendly will allow to an  escrow deposit for multiple offers until you have one under contract,  fees will be reduced for you, transactional funding for free, they know about double closing,  assignable contract,  Ask a wholesaler what is the company they are using,   also you can start meeting some of them on your local REIAs

@Kolten Astle   Fist at all  you need to find an investor-friendly title company,  normally all of the cost are transferred to the end buyer,

Allowing a tenant pay me the deposit after moving in, this lady only was on my property for less than 3 months but after she left I spent more than 3k on the property, sometimes we believe on the people, I did it again with a worst end, now no money no home

what about the appraisal,  origination fees, attorney fees,   ask him to put 30 to 35% if this is the first time you are working with him,  did you see the property?

I Totally agreed with @Thomas S.   are you still on your due diligence period?  if yes you may renegotiate the price or some terms, of some deferred maintenance

@Sean Stewart    Great idea,  before investing any money, why don't you start meeting investors in your local DREIA,  maybe you could be a private money investor before you  buy your property,

 Those could be wholesalers but that is not bad,  in this era, you can find almost all the information you want on the internet,  I have been a wholesaler and also I have sold my properties to another wholesaler, o end buyers,  everyone is important on the Real Estate world.    also asking for 10% non-refundable deposit is out of mind,     just think if you were going to send an offer to buy your next home with a 10% nonrefundable deposit? I don't think so
