Greetings BP RE Agents, I’m new to being an agent, and I was wondering how do you guys advertise or how did you gain the most leads (which lead to closings). What are some things you do now?

I have been a Realtor for 4 years and have yet to spend $1 on advertising. I did finally break down and get a website made last month but that is it. I sold over $8million in RE last year without spending a penny on advertising. 

You are better spending your time to hustle and look for leads anywhere you can find them. Call all your friends, family or anyone you know that might want to buy or sell a house. Do open houses for other agents in your brokerage every weekend. I have sold several houses at open houses and I rarely do them. Good luck.
