You should make sure to go to seminars, invest some quick money on learning more about the business before jumping in, it'll save you up a ton! A Mobile home park is an amazing investment and for sure a step up from owning single family homes!

With Craigslist I have found that you have to have either a ton of ads going at the same time or simply pay for it, it works amazing but sometimes you gotta work with it a bit harder than usual! Also, don't only rely on craigslist, go with different places to promote, try facebook, zillow, and stuff like it! You can also go with gosection8.com, there are some that don't have vouchers, so contacting them first might work better for you!

Honestly it depends on your situation! When I first started I got the license to get a better understanding of the market, and it allowed for me to be able to work and get money from this, to have it become my only source of income for a while, however, I don't think it has to be a must! You can learn from the market by heavily researching and going places where other investors are, learning from others, etc! 

Once again, it depends on what you want to do, if you want to dedicate your time to learning and stuff while also having a safety blanket of working as a realtor for a more steady income, even saving up to pay your first investment, or just investing right on! On both cases, I would highly sugest you to learn as much as possible either way, just so you know what you are dealing with at all times!

Also yes, what @Jim Pellerin said is so absolutely true, there are regulations, and there's a cost to maintaining your license, so this might be a bit of a turn off, because even if you end up selling by yourself, you might want to hire an agent to do the work for you, depending on what you have in your plate, lol!

@Eric Davenport    I will do it,  paying market value is no the issue,  did you run the numbers?  what about your due diligence?  Multifamily is a cash flow business and you will add value improving your cap rate?  are the lease on market value or you can improve it?  what is your exit strategy?
