@Pawel Zurek    We do invest and wholesaling here in Miami, first get educated,  find other wholesalers on the REIAS near you,    get familiar with the contracts you need to use,  find a title company investor-oriented

@Tina Opel   if you are planning to wholesale the land, find out if you are allowed to build something,  you may find out that where the city is located, also you can sale it to the next door neighbors,   they are the first options,  some wants to have a bigger land

@Lauryn Meadows   Congratulations the deal looks good,  I would do one by one, starting with the new ones, numbers need to make sense for you,  but keep in mind that you may get more rent for one unit but how much do you have to invest in order to rent it again.

Especially when multi family properties in Miami start at around 300k. At 100% financed the property does not cash flow, the one I'm looking at now is at -$50 WITH me living in it, but at 20% down it cash flows around $240, with me living in it for "free". When I move out it will cash flow slightly better.

I will do as much 0% down as I can if the property makes sense, working with OPM and build equity is the best,  you can use the other 20% to buy another rental property at the same time

@Jens Nielsen   You can open an entity on Wyoming or Nevada, they offer better  protection,  you can call Corporate Direct and ask for Lisa Shults,

They’ve never paid late and kept the house immaculate. They want to move across town and inquired about renting our house. We would rent it to them for $1150/month because that is what they are used to paying. My question is would you take the $100/month loss to get a fantastic tenant with impeccable rental history? Thanks everyone in advance!

I will do it but with  a normal new tenant process,  sometimes is better give some rent reduction rather spend a lot of money on repairs,  evictions later
