The Book on Estimating Rehab Costs" by J Scott  and also you will learn a lot when you bring your subcontractor to check for the repairs,  after a while, you will be able to estimate the repairs, it will be no the perfect  estimate but it will give you an idea in front

@Richard V. SFH are better investments since you own the land, no one will control who is moving in your house, you will not need to pay for any utility for the tenant, also on Condos you will need to wait until the association approve your tenant or your buyer

@Roberto Torres Congratulations,  you are now in a deal that is pushing you to learn fast,  everyone on this forum is giving you great advice, just keep in mind that you will be able to renegotiate the price when you get the inspection, testing done,   at this point you may not need an agent but for sure you need an attorney on your side

@Alireza Towhidi   before spending your money, try to go to some REIAs in your area, meet investors,  read some books and define your exit strategy,  flipping properties is different than wholesaling and buy for rent,  We do wholesaling in Gator Property Ventures but in order to get a good deal you will need to spend a lot of time,

normally 1/1 are not the best investment, are you trying to buy and hold, flip, wholesale?  how are you going to pay for it? who is going to be in the title?

@Austin Wise   Welcome to the BP community,  I started investing in Northern Virginia a while ago  the prices are really high but you may want to start looking on Culpeper, Warrenton, maybe a townhouse on Woodbridge,    Good luck

@Philip Bennett I Totally agree with @Vanesa Gonzalez   my issues with tenants have been with people with all legal documents,  you may ask for a cosigned or an extra deposit if your state allow to ask for more than 2 months of deposit
