You need to have some strict verbiage in your listing and your RA about this. That will keep most of it at bay. 

I wouldn't do much with this though, I Would just give them a review and on to the next one

No one is going to self manage or care for your property like you. Self managing allows you to be in control and also take those commission fees and put them back in your own pocket. 

I would read the BP book on STR by Avery Carl: Short Term Rental, Long Term Wealth. It is your guide!

Which PMS systems do y'all use? What integrations have you added that are most valuable?

There is no wrong answer. There are a handful of front runners and you named two of them. There's also Hospitable, OR, IGMS. 

Good news - most of these all function the same and offer about the same the features, except for OR. OR is a beast of it's own. 

They typically have a free two week trial, I would test drive a couple and see which one fits the best for you.

Nothing too crazy here. The pillows, hangers, and shakers are just part of it in my opinion

Absolutely!! I manage from 14 and 6 hours away. 

First thing you want to do is read the book on STR's by Bigger Pockets. Short Term Rental, Long Term Wealth. Avery Carl wrote this book and it truly is a guide to remote management.

The great part is that you are saving those property management fees and putting them back into your pocket or your properties!
