I think this is going to vary widely on your market. 

Somewhere like Orlando, you need a pool or at least access to one. In markets where a pool is expected, then I would say the headache of keeping it maintained is worth it.

My husband and I purchased some property in Gulf Shores. We looked at some places on the island, our agent didn't tell us "never buy anything there," but he did warn us of a couple things. 

There is erosion there, obviously it's a island. 
Also when the weather is bad during hurricane season they will often close the ferry, which can make it impossible to get to the island.

I think this depends on your market... I only invest in regional drive to markets that are tried and tested true vacation markets. Avery Carl dissects different types of markets in the BP book - Short Term Rental, Long Term Wealth. I would suggest reading this before you get too far.

I would look into a software like Super Hog! They will handle all of this for you and screen your guest as well.

I agree with Bill. Let her ride out this current booking and then if she wants to extend or stay again, decline it and raise your rates a ton. In the meantime, gather evidence. 

Also make sure your guests are signing a RA

First I would see what the regulations are there especially if there are only a few listings.

I would block time as soon as this guest checks out to get it installed. 

As for the mowing - do you have a yard shed or somewhere else you can store it? If you are the one mowing do you have the flexibility to mow during turns? Just give the guest a heads up that lawn care will be there X day. I also wouldn't tell the guest that you are the lawn care, I would just let them believe you are some random landscaper so they don't have a million and one complaints for you
