The best tool you have is the Enemy Method and its free! I would go to youtube and search Avery Carl Enemy Method

The OTA's will give you a area where you can select how much availability you need between turns

Instant book on and don't look back. 

As a guest, it is so much easier for them to be able to go ahead and book in the moment and not need to wait for the host approval. Make sure your description is very clear, lay out the rules there. This will help get rid of any the majority of problem guests. 

As far at the OTA's, the algorithms will thank you for having instant book on.

Lots to unpack here:

Condos are typically always going to be cheaper then a SFH. Plus is the house first row, beach front? Is the condo in a nice condo building? Is it water front?

Too little information here to tell if it's a good deal or not.

I would get with a lawyer who knows this state, market, and your house. You don't want something generic. You want something specific to your house

Read the Bigger Pockets Book by Avery Carl called Short Term Rental, Long Term Wealth!! This book is going to be your guide! Also, I would look into one of BP's STR bootcamps, so much incredible value there!

Is the guest going to be the one feeding it wood? 

Personally, this is a no for me. I want to make things as easy on the guest as I can, not add more work to them. Just sounds like too much that go wrong on the hot tub side, but also the guest side.

Visit your court house, city hall, etc and see what you can find out about permitting and go from there. 

Also try finding other hosts in the area and reaching out to them
