Gotta make sure in your listing and RA you have that there will be no reufnds due to weather. Also need to make sure you are encouraging them to buy travel insurance. 

When you go to Disney World and it rains they don't give you a discount or refund, they sell you a overpriced poncho.

I wouldn't want to actively look to buy somewhere where they are either banning or putting heavy restriction in place.

Not a agent there, but my fam is going to Bar Harbor as a group of 12 at the end of the month and it was SLIM pickings for us back in November when we were hunting for a place to stay. My husband and I both said there is a lot of opportunity there.

First things first, I would never pay a cleaner by the hour. Instead pay them by the turn.
