Sarasota is a good market if you are wanting to spend time there too and can also have a lower buy in then other markets in Florida. 

Also a big fan of the panhandle of Florida.

LOTS of trial and error. Turno, FB groups, word of mouth are great ways to find people. 

Once you find one that vibes well with you and seems to know what they are doing I would just hang tight with them. 

Don't send them out for 1 or 2 little things at a time. Send them out to do 5+ things to make their time feel worth it. If you are sending them out to change one light bulb or tighten one screw all the time they will get tired of you. 

Payment is always a big question to me. I want someone who is running a legit business and will invoice me and not just send me a Venmo request.

Are those 6 months you are allowed to rent during their peak season? Do you plan to stay in the property when you aren't allowed to rent it? 

Unless you have personal reasons for this property, I would probably look for a property that I could rent all year long as my own discretion.

No data tool is going to be 100%. You need to use several and average them together. PriceLabs has a really great market dashboard. The best tool you have though is FREE. It's the enemy method, search it on Youtube. 

I would also purchase BP's book on STR's, written by Avery Carl called Short Term Rental, Long Term Wealth. This book is your guide.

Or in a correct market. You can't expect a STR in a town no one has ever heard of to do as well as a property in a well known vacation town with decades of history

You can't charge for a service animal, even if you have a normal pet fee. 

You asked the two questions you are legally allowed to ask. I would just let the guest stay and see how the property is afterwards

If STR is permitted there, personally I would never want to mix a property like this. I would convert them to the same type of rental. I think you are setting yourself up for headaches.
