possible to manage out-of-state short term rental without a property manager?
Is it possible to manage an out-of-state short term rental without a property manager? I don't want to spend a lot of $$ in property management. What are the challenges and how do I overcome those challenges? Any tips/tricks?

I agree. We self-manage 3 properties (2 TN cabins and a FL condo). You will need to have a good cleaner, handyman, HVAC company, and pest control company. These forums are a very good resource for finding reliable and trustworthy workers.
