Agree with @Simen Gundersen. Which exact tasks do you do that you can outsource? Use camtasia or some screen recording software to show them how to find FSBO on CL or Zillow. Or show them how to post buyers / sellers ads on CL. Show them how to find comps or run numbers. Have them email you a list of subject properties for you to review each morning. Explain to them which ones are good and which ones are not, and why, so they can only send you good ones moving forward. Create a Word doc that outlines all this specifically.

As far as expectations, just remember they are working for you. Post jobs on fiverr.com, upwork.com or onlinejobs.ph. Interview them. Ask to see previous work that's comparable to what you're wanting them to do. Hire them for a one time job to evaluate how well they did. They work for five star reviews so they can get more clients, charge more, etc. So they will all work hard for you.

Good morning, BP

I'm curious about the USPS Every Door Direct Mail program. Is anyone using this for their direct mail campaign? As a new wholesaler, I'm looking for the most cost-effective way to do direct mail.

If I understand EDDM correctly, it seems like this mails to specific areas / neighborhoods? And you can't hand pick the addresses you want to mail to? I'm currently mailing to pre-foreclosures so I feel like this wouldn't be an option?

I buy bulk envelopes for cheap on Amazon prime, print letters at my day job (free paper and ink) so my only real costs are the list itself and stamps that I'm buying by the roll a few times a week at the post office. I'm stuffing the envelopes and hand addressing them.

I'm sure there are more time-effective ways of doing this (click2mail.com?), but I'm hoping someone can share their experiences using one of these services and can shed some light on whether or not they're worth it (time vs money)? Or if EDDM is of any value for someone in my position?

@Lashonda Jones look on your county GIS (as someone else above has mentioned). Google "iredell county GIS". Once you get to the website, plug in an address you know that is close to your subject property. So if you know 123 main street is two houses down, put that address in and then just click two parcel's over on the map and you'll get the subject property's address (along with home owners' name and their mailing address).

Agree to the comments above.  What have you done so far to try and find financing? Go to local REIAs (find them on meetup.com) and you'll find people with money there. Get on Linked In and join the "finance club" group. Plenty of money to go around if you have a great deal.

@Lashonda Jones and @Chris Mulvey the meetup was this past Wednesday in Charlotte. Not sure what the Moore County one was that you're referring to Lashonda.

We had about 10 folks show up and express interest in continued meetings. We are thinking about doing them bi-monthly with the next one tentatively scheduled for Thursday, July 21st.

Would love for you guys to make it when you can. @Account Closed will post the details on here when the event gets closer!

@Ian Broadie get on meetup.com and search for local REIAs in your area. Attend as many as you can. HMLs will be there.

Also join the "finance club" group on Linked In. Post your deal there. Plenty of money in that group.

Post: Why does it seem so hard for a realtor to submit low ball offers?

If you insist on making offers on the MLS, I would say go to a local REIA and meet with investor-friendly realtors. I have two I've discussed this very thing with and they don't mind making low ball offers on my behalf.

Alternatively, once you get the list, you could always just write the home owners a letter and say you're a cash buyer interested in the property. Work directly with you and don't pay realtor commissions. If you got a deal this way, I'd still send a kickback to whoever produced the list for you since you're going around them.

My suggestion would be to not look on the MLS for distressed properties. If someone is listing their home with a realtor, they most likely aren't *that* motivated to take a deeply discounted offer. If you do use the MLS, get a listing of aged properties that have >250 DOM. You might find some motivated sellers there.

I'd also highly recommend you go to meetup.com and search for local REIAs to get plugged in. There are various groups that are meeting in and around Charlotte most nights of the week.
